About Spec Homes

A spec home is a new, move-in-ready home. These are houses that are built before a home buyer makes a purchase. Home builders offer spec homes because not every homebuyer has months to wait for their new dream home to be built, but they still want a new home where they can choose their own cabinets, countertops, siding, flooring, paint colors and lighting packages.

Specs come in all sizes and shapes. They are a great option for home buyers who want “new” but have little time to wait for a custom house to be built. These days the spec home floorplans offer a variety of options and customization that fit most home buyers for their particular needs and wants. Our spec home also come with a variety of trim and appliance packages with a large selection of upgrades to allow the buyers’ personal style come through on the finished product.

Financing a spec home is also simpler than a custom home, as you don’t need a bridge loan, as most homes are sold with settlement upon completion.

Custom Homes

A new custom build is a home that is built from scratch, based on architectural drawings that take into account the buyer’s input. New builds are more customizable than spec homes, but involve a longer planning and building process, meaning buyers have to wait longer to move into their new home.

A custom home comes in all varieties, styles, size and floor plans, and is only really limited by the buyer’s imagination and the size/layout of the lot chosen. Often the client will hire an architect to draw up the plans or we can recommend several local architects to develop your blueprints.

Custom homes offer more options to the style and layout of your floor plan, but can take longer to build and cost more. There is also financing of your custom home to consider, as you might need to secure additional financing in the form of a bridge loan to pay for construction costs, while paying your existing mortgage.
